Buyer’s Scenario
Our clients were looking for a family home in Waverton, Wollstonecraft and North Sydney of the Lower North Shore.
They wanted to be walking distance to a train station, located in a quiet street, and on a good sized block of land and backyard. Character homes were preferred over anything too modern and an opportunity to add value was also very desirable.
Most importantly, our clients wanted to make a value purchase, and not have to deal with dozens of selling agents, and the time consuming stress of the whole process.

We shortlisted and inspected several properties, doing thorough due diligence on each.
While a few looked to have good potential, zoning restrictions and inappropriate land contours meant that there was little added value to be realised, unlike the ‘potential’ being advertised.
One property ticked all of the criteria, being an easy walking distance to both Waverton and North Sydney station, on a larger block and with character and potential.
Market conditions were cooling somewhat, so after consulting with the agents and assessing the full situation of the vendors, we opted for a different purchasing strategy to ensure we didn’t pay any more than required to secure the home.
We ended up negotiating a successful purchase in the hours straight after the scheduled auction, at a price and with terms our clients were very satisfied with.
We liaised with architects and leasing consultants in the time between exchange and settlement, to ensure our clients goals were well on track before the purchase even settled.
